One of the biggest hurdles people are faced with is getting the all-important Council approval, regardless of what the project is. The amount of documentation required by Council to review and process an application is often substantial. This is because your project will need to comply with a number of local and state government regulations.
The good news is that when you do eventually receive approval, you usually have a period of 5 years to commence works. This will give you plenty of time to perhaps get your finances together and also to find a suitable builder.

Problems With Volume Builders
Less Customisation
Volume or big home builders (like Masterton Homes) usually provide you with a set of home designs for you to choose one from. Very often the design that you're after is not offered and so you will need to start the design from scratch. Or, you may find something close to what you want but modifications will need to be made to the design. In either case, this will most likely end up costing you alot more than you had anticipated.
Less Involvement
A volume builder will not be as communicative as a custom builder might be. A volume build probably won’t find you as involved in the process as you would be if you were with a custom builder. This can mean less time on site of your build and less viewing of the stages of your home. Although, this can be a good thing depending on how much time you have to invest in the project. The choice depends on your circumstances, as there are many aspects to consider.
